MI: Metro Detroit Home Prices Up for Eighth Straight Month

Detroit Gay Real EstateAmericans bought fewer previously owned homes in March, a reminder that the housing market remains weak. The National Association of Realtors said Thursday that home sales fell 2.6% last month to a seasonally adjusted annual rate of 4.48 million.

In metro Detroit, home sales were up modestly in March, but median sales prices jumped nearly 19% as fewer properties for sale fueled competitive bidding. Data out earlier this week indicated that 4,430 homes sold in the metro area last month, up 0.8% from 4,394 homes sold in March 2011, according to Realcomp, the Farmington Hills-based multiple listing service.

The median sales price for the metro area in March was $68,850, up from $58,000 a year ago. The metro Detroit area includes Livingston, Macomb, Oakland and Wayne counties.

Wisconsin Gay Real EstateExisting home sales in Wisconsin continued to improve in March, apparently helped by an improving economy, record-low interest rates and an unseasonably warm winter.

It is too soon to tell if this means the housing market has hit bottom and finally is in recovery, but the signs are good, said Michael Held of Coldwell Banker The Real Estate Group in Green Bay.

“I am optimistic. I think we are on the edge of this returning to consistency, with a regular and level amount of activity,” he said. “We can see the momentum, but the question on people’s minds is, ‘Is this thing going to last or is it a short spurt?’”

One in Ten New Mortgages Already Underwater

More than 1 million Americans who have taken out mortgages in the past two years now owe more on their loans than their homes are worth, and Federal Housing Administration loans that require only a tiny down payment are partly to blame.

That figure, provided to Reuters by tracking firm CoreLogic, represents about one out of 10 home loans made during that period.

It is a sobering indication the U.S. housing market remains deeply troubled, with home values still falling in many parts of the country, and raises the question of whether low-down payment loans backed by the FHA are putting another generation of buyers at risk.

March Pending Home Sales Rise, Market Recovering

MARCH PENDING HOME SALES RISE, MARKET RECOVERING

Pending home sales increased in March and are well above a year ago, another signal the housing market is recovering, according to the National Association of REALTORS®.

The Pending Home Sales Index, a forward-looking indicator based on contract signings, rose 4.1 percent to 101.4 in March from an upwardly revised 97.4 in February and is 12.8 percent above March 2011 when it was 89.9. The data reflects contracts but not closings.

The index is now at the highest level since April 2010 when it reached 111.3.

Lawrence Yun, NAR chief economist, said 2012 is expected to be a year of recovery for housing. “First quarter sales closings were the highest first quarter sales in five years. The latest contract signing activity suggests the second quarter will be equally good,” he said.

“The housing market has clearly turned the corner. Rising sales are bringing down inventory and creating much more balanced conditions around the county, which means home prices will be rising in more areas as the year progresses,” Yun said.

Pending Home Sales Index by Region:

  • Northeast: slipped 0.8 percent to 78.2 in March but is 21.1 percent above March 2011.
  • Midwest: declined 0.9 percent to 93.3 but is 16.9 percent higher than a year ago.
  • South: rose 5.9 percent to an index of 114.1 in March and are 10.6 percent above March 2011.
  • West: increased 8.7 percent in March to 108.0 and is 9.0 percent above a year ago.

IA: Des Moines Home Sales Spiked in March

Iowa Real EstateHome sales in the Des Moines metro area spiked nearly 26 percent in March over a year earlier and were up 46 percent from February, a new report shows.

“We’re just talking about one month, but I’ll take it and another one just like it,” said Rick Tollakson, chief executive of Hubbell Realty, a West Des Moines developer.

The average sale price climbed as well in March, to $163,194, an increase of 12 percent over March 2011, the Des Moines Area Association of Realtors said. The average price was up about 16 percent over February.

Alabama Home Sales and Prices Up in March

Alabama Real Estate in MarchStatewide home sales totaled 3,374 during March, a 9 percent improvement from a year ago, according to the Alabama Center for Real Estate.

The organization, based at the University of Alabama, also said year-to-date statewide home sales are up 11.4 percent over the same time period last year.

Last month’s average selling price was $141,005, a 4 percent increase from March 2011, while the median selling price rose 6 percent to $118,280.

MO: St. Louis Home Sales Improving

St. Louis Real EstateHome sales and prices are up in St. Louis for the first time in months.

Coldwell Banker Gundaker president Jim Dohr tells KMOX News that Fannie Mae recently completed a survey on consumer confidence.

“It’s improving dramatically, specifically related to St. Louis real estate,” Dohr says. “Seventy three percent of those surveyed in March feel it’s a great time to buy a home. That’s up from seventy percent in February.”
